There’s a lot that goes into listing a home. It seems like you should just be able to put a “For Sale” sign out on the front lawn, but there are a few things to keep in mind as you start to think of selling.

Meet with multiple listing agents

Find someone that you trust and that you get along with. It could be a long process and you want a friend on the other end helping you out.

Make sure you understand your total costs: from closing costs, to inspection fees and home updates

It’s easy to forget all the sneaky costs that come up while selling, you don’t just get to pocket your profit. Make sure you get your agent to guide you through the estimated closing costs so you can prepare for them.

Get your DIY on or hire a professional to update quick fixes

Sometimes it makes sense to do a few updates to the house before selling. It can make your home more attractive to buyers. For some, it’s hard to see behind old paint and carpet so a few quick updates that you can even DIY can really help sell your home.

Ask to split staging costs

If you have a home with an awkward layout or a small home it’s great to have it staged. Small rooms can actually feel even smaller without furniture in them and no matter what the home is like, showing buyers how it could function makes them more likely to envision themselves there. Some agents will even pay for the whole staging bill. But, if they don’t bring it up, see if they would be open to splitting the cost.

Make sure you understand the comps in the area and how your house compares

Comparative listings are one of the biggest factors for determining a listing price. Your agent should provide you with recent sales in your neighborhood for similar square footage and bed/bath counts. They’ll look at how your house compares and set a price. Understanding these comps can make your house sell much faster. Sometimes you think/ “want” your house to be worth a certain price, but that doesn’t mean it it. Listen to your agent and you should be able to slap on that “Sold” sign in no time.

    Your advice to have the real estate agent guide you through the estimated closing costs so everything can be prepared would be useful. When choosing an agent, it would probably be a good idea to find one that is experienced and who you’re comfortable with. If you’re comfortable with them, it could ensure that you can ask questions and talk to them to ensure you have the information you need to sell your home.

    I like that you pointed out that if you have a small home it can be good to have it staged. My husband and I are thinking about selling our house to get a bigger one so that we can grow our family. I think we should consider getting it staged so that it can look the best to potential buyers and they can see what it would look like with furniture in it.

My husband and I are having another child, and want to move into a house that’s bigger that can better accommodate my family.     It’s time for me to move on to a new career path, so I’ll need to move houses and sell my old one.
